Are you a property management company?

No. We're a tenant placement agency. We focus on sourcing qualified corporate guests and placing them in your property, then managing the listing, bookings, and guest experience around those placements. How do you decide if a property is a good fit?

We run an income projection for the corporate market in your area. The projection shows what your property could realistically earn, and that tells us whether the partnership makes sense. If the numbers don't work, we'll tell you. We'd rather pass on a property than take it on and underperform.


What about damage to my property?

Less than you might expect. Corporate guests use a property differently than long-term tenants. They're working, attending conferences, on rotation, or away on project assignments most of the day, which means significantly fewer hours of actual occupancy than a year-round renter. We aim to keep every property in for-sale condition through professional cleaning and inspection at every turnover, which means small issues get caught and addressed before they become big ones. There's always some normal wear, but typically less cumulative wear than you'd see from a long-term tenant living in the space for a year.


What about regulations in my area?

Different markets have different rules around short-term and mid-term rentals. We research regulations at the city and state level before we work with an owner, and we monitor for changes over time so we can keep you informed if anything shifts. We'll walk through what specifically applies to your property when we connect.


What does the performance guarantee mean?

Our compensation is tied to how your property performs, so our incentives line up with yours from day one. The specific terms are walked through during your call so you can see exactly how it applies to your property.


Who handles the day-to-day?

We do. That covers listing the property across the right booking platforms, professional photography, pricing, guest screening and communication, check-ins and check-outs, coordinating cleanings and maintenance, and sending you a monthly statement. Your role is to approve the initial setup and review your monthly statements. Most owners spend less than an hour a month after onboarding, though some prefer to stay more involved and that works too.


Do I have to be in your local market?

No. Owners come to us with properties across the country. We're headquartered in Hartford, CT, and the properties we work with are wherever the corporate demand is.


What does onboarding look like?

After you decide to move forward, we build out your listing across the platforms that fit your market, coordinate professional photography, set pricing, and get the local operational network in place. On your side, you'll prepare the property: furnishings and linens. We provide a checklist to help ensure your property has all the essentials.

How quickly we get to "live" depends largely on how much work is needed to get the property ready for guests. An already-furnished property with a full set of linens can be onboarded fast. A property that needs furnishings, additional linens, or active renovations will take longer. Once the property is ready on your side, we aim to have your listing live within 2 to 4 weeks.

Once the listing goes live, your income projection gives you a realistic monthly picture so you can plan from there.


What does it cost?

Pricing is calibrated to each property's income potential rather than applied as a flat rate. The specifics are walked through alongside your income projection so you can see what the property earns net.
